What a buyer will actually pay.
Most owners find out at the closing table — after they've priced it wrong.
Not a BPO. Not an appraisal. A decision-making tool.
A broker opinion tells you a number.
Underpricing a $5M property by 5% leaves $250,000 on the table. Overpricing it costs months on the market and the buyers who moved on. Both are avoidable.

Four tiers. Credited back in full.
Start your TrueValue Report.
Tell us about the property and we'll confirm the tier, send the intake checklist and secure payment link, and start the clock the day your documents arrive.
Is this an appraisal?
No. An appraisal is a licensed opinion of value prepared to a lender's standard. The TrueValue Report is a broker-reviewed valuation and strategy document built on current comps and buyer demand — designed to help you decide what to do, and priced accordingly.
What if I decide to sell with APEX?
The full fee is credited toward brokerage when APEX handles the sale or lease of the asset.
Which property types qualify?
Industrial, land, retail, multifamily, office, mixed-use and hospitality assets in Florida. For portfolios or assets outside Florida, contact us first.
How is the tier determined?
By tenant count and net operating income, per the table above. We confirm the tier with you before any work begins.
An appraisal costs three to ten thousand.
A full independent appraisal typically runs $3,000–$10,000+ and takes two to four weeks. TrueValue gives you comparable analytical rigour for a fraction of the cost, in days — and monthly intake is capped, deliberately, to hold quality and accuracy.
